Wayne...how badly have you been hurt by the lack of inventory and higher interest rates??? I know a couple of local realtors well...they can still sell them...they just can't get them.
Good morning all, thought I'd introduce myself. I've been a member since '06 but haven't been on since '12. Between work and life I've been neglectful of projects and other things. I decided that things are now to a point I'm going to start picking back up so I thought I'd rejoin to utilize the FTE knowledge base. Looking forward to getting to know y'all.
Tim, that cooking looks like a lot of fun. But, according to the size of the burn circle it also looks like a lot of work went on before it! We have a burn ban here March 16 thru May 14. All because irresponsibles don't tend their fires and they have gotten out of control and spread into trouble. That big pile of coals reminds me of the corn roast they used to do years back. Anything seems to taste great cooked that way.

Lack of inventory has been an issue for several years now, enough to consider it the new normal, at least for now. Our inventory is about half or less than what it should be for a true balanced market, and I don't see that changing any time soon. As long as there are more buyers than sellers, prices will remain high even with higher interest rates. The lower price ranges, below $350-400K, the pickings are definitely slim to none. For what I paid to build my 2500sf custom home 6 years ago, I can't buy a 1000sf starter home today. It's an interesting time, for sure, but we just work the market we have and do the best we can.

I watch the real estate market around here as I don't have a whole lot to do...and I do have friends in the business. Inventory is a real problem here as well...we usually have about 70 homes for sale in town...currently there are 18 available. As my friend Don...who is the second ranked realtor in terms of transactions in the state told me..."We make hay while the sun shines...just get by other times."
