Whats really strange is I have a real estate and urban land development degree and havent even looked at Lisa's prelim picks! Im sick of it...it ALL hit the fan right when I got outta college! Ill take a look at them after dinner!
Ummm... you might want to re-read what you wrote Mark. Kinda looks like you're saying Lisa has no common sense, which is definitely the opposite of the impression I've gotten. Home purchases are emotional, more so for some than others.
Out of curiosity, you've mentioned the thousands and thousands of dollars you spent on cars, racing, etc. in years past. How does that fit with "Common Sense 101" or compare to (potentially) Lisa's heart deciding her house purchase? Houses tend to appreciate in value. Where's your car money?
I'm not saying I'm any better than anyone with my spending habits, but that wording was a bit on the rough side. I firmly believe that you had the best of intentions, but I'd say you missed the mark a bit on that one my friend.

I like the big garages, for sure. I think 15 acres might be my max, I don't want to have to take care of all that property. Unless of course I can lease it out to a nearby farmer, but thats a road we can cross when we get to it.
Speaking of leasing it to a farmer, Ill tell ya my experience real quick. With my 320 acres, I think our yardsite is around 5-10 acres give or take.
We rent the rest of the land out to a local farmer, and from what he pays us to farm it, it pays for the land payments. So its like we have this land and someone else is making the payments. Plus when I look out my window, I know its mine, and I just love that!
I was shopping for a place with a shop and garage on it too, but then thought of something. The more land i have, for cheaper, the bigger shop I can build that suits my personal needs!
Also, houses are really nicely priced down there, might be time to shop around for a vacation home haha
Seems hard to find a pos falling down house for under 200k here, if you want land with that, then its really gonna cost ya!

Buy the most land you can afford. You dont have to take care of ALL of it. Let it grow, in 20 years you may have timber someone will pay you to clear it for you. Just maintain a certain area that you and Randy feel comfortable with. Down the road you can lease it to a farmer like you said earlier or straight sell it to someone if times get rough.
You can always add to a house, but once someone buys the land next to you and you had the opportunity to buy it before, youll regret not buying it!
Ok, that makes more sense! My longest exam was a little over 3 hours and it was managerial enconomics. I hated that class with a passion.
Ive got a buddy thats in school for electical engineering. Hes gotta be the smartest dumb person alive! No common sense but book smart like no other. I asked him when he planned on graduating since hes been in school for goin on 6 years now...this is all for his bachelors!
That's a long time to be going.. This was by far my longest exam!!

I was trying to get across to Lisa that buying an old house is buying a lot of very drafty expensive problems.
I'd generally agree.... but if I could afford it, I'd love an old southern-style plantation house. Cars & trucks are easy to replace if you don't like them, but a house.... not so much.
My mom still, 30yrs later, wishes to some degree that they'd have bought a different house.
We do have some odd weather, we have been in a drought the last two years and today we got the most rainfall ever recorded in east TN history in one day.
Thats true, My dad kicked him self after someone build 2 houses next to us at our old house.
My uncle prolly did more than that with the lots next to him. He is waterfront and had the opportunity to buy the ONE single lot next to him for 110K like 10 years ago. He didnt and someone bought it and subdivided it into 10 smaller lots. Well now he has someones trashy garage butted up against his children's sandbox. Not to mention those smaller lots are now goin for 250K a piece....
