The water leak saga continues, we are pretty sure we have it isolated to the last section, still quit a distance. Along with that we determined that the pressure regulator has gone bad, it's probably 45 years old.

Starting the morning at 65° and headed to about 85° this afternoon when the rain and storms are to be here. Off shortly to go to Lowes and pick up the new washing machine and get it in the house before the rain hits.
I bought a new 2" pressure reducer, shut off valve, union and two close nipples yesterday to the tune of $1100 bucks. I wonder how much all that would have cost 45 years ago.

Cloudy today, started the day at 50° they say it's only going to get up to 66°, and that's fine with me. In years past we have had a couple weeks of 100° plus temperatures.
