Tristan, 1st and the 11th, If they dont pay on the first, kick them out by the 11th and dont cut them any slack. My aunt used to own 25 houses in North B'ham, and I was her collection agent from time to time. most of her stuff was low income section 8, so alot of the rent was paid directly to her from the HUD, but there were some that I had to go and "talk" to every month.
I wish it were that easy now! It takes forever to actually get them outta the house, at least in VA. We can give them a "5 day pay or quit" then file unlawful detainer after those 5 days and it still usually takes more than 30 days to get them physically out if they dont abandon it first! He does have 4 section 8 properties, in 4 different localities! Its a different process for each county, which I think is stupid, but I dont count in the decision making process. Im definitely not worried about those "talks". I had to listen to college kids feed me excuses, Im sure I can handle adults.

I just wish this guy would get more organized and centralized. Hes got a PO box here...there...over there...has all the homes in HIS name and not a ficticious name or a business. Not a big deal but it would look better on a sign and might not attract those bad tenants looking for the old red and white FOR RENT signs of a one man operation that they can take advantage of...

Lisa- Sounds like the company you are working for is great! Lets hope it stays that way for ya! Im sure once they get to know you more they will be very impressed.

LOL, well thats a good question, I can't say I ever paid too much attention to that wall...

However, this insurance company just happens to be a fraternal...a Czech fraternal to be specific. I'd bet those pictures are of former Presidents and board members.

I don't own any rentals,but I am the mule for a friend of mine.After they have to boot someone,if they leave anything I help move it out to storage.It takes 30 days to get someone out of a rental in MO.

Hey Jim...dont push too hard...just keep in mind a few extra minutes now vs a few weeks or months extra recovery time.
