I never liked GPS units much - theyr'e handy, sure, but when the batteries die.... well, it's old-school (but so am I!) but a compass & topo just plain work - they are fun to play with though, and can be great for calibrating speedometers if it has a speed feature!

I swear by Glucosamine/Chondroitin/MSM. Been taking them for well over a year now and I can tell when I stop. I stopped a while back just to see if they were doing anything, and sure enough, my knees & elbows start hurting, ankles a little too....

Ok, I'll bite. Don't get me wrong, I love the idea of having a brand new house that looks like a charming old farmhouse..but for some reason I am under the impression that I must outright own a piece of land before I can build on it. Is that true?
Traditionally, yes. The option would be to arrange a construction loan that will roll over into a mortgage when the building is complete. You would buy the land and build the house with the same loan, so there is only one not.
Look for a local FLB (federal land bank). They specialize in agriculture type stuff and mortgages out in the country. Sit down with them and talk about the possibility of buy land and building on it. They should be able to put together a loan for you where you can do this. It will then be converted to a traditional mortgage when construction is complete, and then likely sold off to a standard mortgage company.

I say buy you a fixer-upper (whatever style you want)with a lot of land, get that draft test done, take a weekend and insulate it right and enjoy yourself til you get to the point where you MIGHT want to build your dream house with the proceeds from the fixer-upper...just my .02

I'm almost 175 posts behind and do not even know if I can get caught up so I am going to stick my nose in right here. Pick out a house you think you might want to buy. Wait for about a foot of snow, then 10 or so days below freezing then take your camera out and take icicle pictures. Thats the poor mans winter time draft test. You do not want a house that has even a 6 inch icicle hanging off of it. The draft test will get your walls and doors and windows for you. But a long icicle costs lots of money to create.
