Howdy Nor-Cal, We had mid 70s for a couple days and I thought that was hot.. My blood is still thick from winter.

I've had my gardener and crew out 3 times lately to get the property ready for fire season. $2k later, we're in good shape. I always have him tune up the line in the derelict property next door as well.

As a former firefighter and current civil engineer first responder, I thank you for being proactive!

Property owners who don’t try and be proactive have become a pet peeve of mine. We would do a pre-plan/triage and mark off the properties which we would skip. Your property looks like one that we would put effort into saving. With limited resources, we had to make the call of defensible space vs. fuel up to the sides of the structure.


A side note, up here we are forecast to see a 30* temperature drop tomorrow with a significant chance of rain. Much better than the low 90’s and 20+ mph winds.

Thanks guys. Since my house is on the edge of a neighborhood and I'm a well known volunteer firefighter in our area, I'd hope that my house would be a prime candidate for defending. It helps that people know I have the water tanks up on the hill and golf course hoses ready to go at the turn of a ball valve.

And all this time I thought PEX was a candy used in little plastic cartoon dispensers.

lol that would be Pez, the candy dentist love kids to eat , but it was fun dispensing those .
yard looks great Andy , we’re still in the green for now but some are still burning brush piles that get a little out of control, the reason is humidity and wind , people will never learn , my piles are too late to burn , I’ll wait and gettem next year winter months .

I went out to eat. The restaurant was clearly not for anyone who didn't speak their language. And the food was only for people who are from a specific part of the world. This was not tourist friendly. I needed to go with someone who spoke their dialect. Places like that have some of the best tasting food...... Just trust the person who knows the place. And don't ask any questions. Be open minded. Eat what they serve. And know that it's going to be weird to you.


You don't want to know what I are. I don't want to know what I ate. The waitress was staring and giggling. It must have been exotic. Possibly erotic. Most likely beneficial to my reproductive stamina.

it seems like everything under the hood is plastic at least Pex would be a little ply able, but Nooooooo it just snaps and leaves you with a $85 dollar plastic part to deal with

I remember when I had the 2017 Charger. Couldn't even see the engine there was so much plastic. At least with the F-150 I can see the engine. Can't reach it very well, but I can see it. LOL
