Morning all. Wife and dogs head south today. Me, I'm taking tomorrow off and working from home on Monday since I have a lunch meeting in Mac. I can't remember when the last time I truly had time to myself...no wife and no dogs Have some small projects to do and hope to toss some fun in there as well. Going to miss my dog.

The only thing I can think of on the Transmission would be a band too tight?
There again just about everything I know about transmissions is listed in the yellow pages under transmission repair.
I'm whooped, we are down a forklift truck so one of the yard guys and myself got stuck hand unloading 84 80lbs of concrete, a few bags of insulation, 22ea 20' trex, loaded 22ea 2"x6'x20" cedar, plus picked up a the leftovers of a hardie plank siding pack.

Are you sure its the tranny? Sounds like a brake issue I had recently. Check your brakes
Asked my neighbor to the West it they pulled any string or checked for survey markers when they built their fence and what I got from them was a comment about adverse posession.
Good morning Oregon and everyone everywhere else. 29 and clear.
Chris, you could talk to your title insurance and see what they say. That's at least a part of what title insurance is about.
Have the neighbors had "possession" of this area for 10 years?
We had that problem in reverse. Turns out that our back fence was 7' over the east property line,, but the same neighbors were 4' over the line on our north line. They hired a surveyor to come out and survey the places. I did some investigation and found that the fences had been in place for a minimum of 20 years before we bought the place.
When they wanted to move our fence 7' closer to the house and take out the long-established cherry tree (about a 36" base) they said no deal. So then I probed the Adverse Possession. There was no doubt we would have won. Unfortunately, this property was the school district. They countered our Adverse Possession with "Eminent Domain".
The attorney bills to fight them were prohibitive and our title insurance wouldn't cover it because they found a loophole in the form of a report from 40 years ago that actually showed our east fence was on another neighbor's property. About 10 years before we moved in these other neighbors had ceded the property to the school district in a land swap that they did. Somehow the ownership - land swap - transfer and designated alley that was then "abandoned" didn't make it into our title report when we bought the place.
On the positive side, we did get a new North and East Fence out of it AND I have 7 feet less grass to mow in the back yard. The negative is that they built a lousy fence, not properly securing the fence posts, we lost our cherry tree and the School District still has not moved/removed a small shed that encroaches about 3" onto our property. that they said they would do when all of this went down.
