Yeah, fingers crossed here too. I've owned the house for a year officially now.
I hope the Capital gains don't eat you up on the sale Lisa.....in Arizona you have to own/live in a house for 2 years to not be penalized by Uncle Sam when you sell
So about 2 weeks ago or so one of our fellow FTE'rs told a story of how he met a cool chick in a nice big lifted 350, and yet didn't get any other info for some of our single members. (not his fault, we've all been there) I'll leave you anoynmous, most of us have given you heck for it already and you know who you are. Well, for some reason I was watching this movie and this scene came on and reminded me of that story. If anything, it should make you laugh. I'm off to pound nails all day, catch you all later! Unless you re-invest it in your next house within a year though right?
I'm off to get some breakfast. I've started running again and I've always been good at listening to my body: Running bumps up my appetite, but lifting makes me sleep more. Anyone else notice things like this?
The Cardio is goin to bump up your metabolism more than lifting, But either one should also help you have more energy throughout the day. Your body may need the sleep after you lift to help you rebuild your muscles, everybodys differnt though. Im fine after I lift, my muscles are tired but overall I feel better and dont need a nap.

Yeah, fingers crossed here too. I've owned the house for a year officially now. I'm a bit nervous because I know the house isn't perfect. I outlined everything I knew in the seller's disclosure. The shingles over the front porch do need to be replaced (roof over the house is fine)..the porch has that rolled crap on it. Also when I had the house inspected last year, my inspector wasn't too fond of the electrical box I had, so hopefully no real finger pointing over that one. It's an old house, but in great shape for its age. I've been in houses newer than mine with unlevel floors and soft spots in the floors, with cracks going across all of the ceilings and major settling issues. My house, structurally, is holding up great.
The only reason men have so many unfinished projects is beacuse everytime we go to work on them theres some woman hollerin about something else she wants us to do.
From what you have said and from what Ive seen of your house you should be fine.

Well unfortunately for me, capital gains doesn't even play a role here. I am going to have to claim it as income...in my tax bracket that is about 25% (I think). Overall I am going to lose about $5,000 to taxes. I would have to pay that regardless if I put the money into another home or not...so the truck is getting paid off, along with a few other things.
One good thing, though, is that I'll be able to deduct the money I spent on the house on repairs since I bought it. My percentage in taxes owed will stay the same but I may be able to jarr the total pot down a few thousand dollars and pay that 25% on a little less money. We'll see when we get to that point.
That I'm not sure of......but I don't think so. Damn Uncle Sam wants his hunk of the pie, and usually gets it
True, I know my accountant made sure we didn't have to pay it by filling out some form to say we re-invested it. I dont know enough about what he did though. It does appear to vary state to state as well. Hopefully it wont be an issue for her.

Well on the plus side.....at least that's not money you will have to pay OUT, it's taken right off the top, and come tax time......your refund check will be padded a bit because of the additional tax paid in. It's a vicious cycle-taxes

Do you know how many of my projects used to get interrupted by that? Now when I start a project, it gets finished, without interruption.

Am I the only one not playing this dang game?
I let Randy do whatever he wants. When I said I don't want any kids right now, I meant it...Randy included. He makes 3x the amount of money I do and I have no place in telling him what to do with it...and as long as I get a little quality attention now and again, I really don't mind if he spends hours doing whatever.

You're probably not the only one. It's calling your name though.
If more of the girls out there could have that an attitude like that... I need them to understand that I will spend time with them when I'm finished. And then it will be good quality time. If my project is interrupted, the time I spend with them will not be quality time because I'll be thinking about finishing my project instead.
