Jim - We've had a property management company handle the rental since we've had it (3.5 years). Now when we want to sell it is where the issue is. There is basically no more "no cause" eviction so we have to sell the house with the renters in it and until we get an accepted offer we have to wait. Then they have 90 days to move. We offered the house to them at a reduced price but they "are not in a position to buy" even though they've been there the entire 3.5 years. Buying would be less than what they pay in rent. I don't get it but I guess I don't have too...
AND it is my understanding that the 90 day Landlord allowed notice of sale is only valid if a copy of the intent to purchase accompanies the notice AND the new owner has 'good faith' intention to move into the unit,
My curiosity is how the mortgage companies / banks are going to get along with this. Every mortgage that I have ever been involved with has required possession and occupancy in 30 days or less.....general terms, but at least it was the general rule of thumb. I suspect that any house that is a rental and subject to these rules WILL NOT be eligible for a Federal or State Veterans loan. HUD may have to rewrite a bunch of rules for FHA loans as well.

Belated good evening Oregon and everyone everywhere else. Got home a little bit ago. Went to Cabela's in Tualatin for the Club member loyalty night. Free dinner and a free hat. Then took some fish out to the farm for mother, sister and brother in law.
Cabela's used to have a Springfield M1A Loaded model 7.62X51 on the shelf. I used to have a whole bunch of Cabela's points that I have been saving up and zealously hoarding for the last 6 or 7 years. With the promotional club point multiplier, military discount and the normal 5% club points for Cabela's purchases, I came out just ahead of even. With the loyalty night multiplier on points, I should end up with around $280 in club points still in the bank.
