Chris, it seems to take 3 time longer on everything than you always think it should. I still have a bunch of small things to do in the "Princess Palace" But she has been moved in for about 4 months now so I have to work around her some.

It seems like some of that 'little stuff' never ends. Under our current Landlord Tennant Laws, it can be quite the hassle with lots and lots of room for accidently making a costly mistake trying to do things after the tenants have moved it. Especially rough and a tight rope since you are living on the property and in the other half of the duplex.

I think all that is left inside is a new supply line for the toilet, paint a couple of kitchen cabinet shelves and a last wipe down of surfaces oh and still waiting for the new slider.

Landlord Tennant Laws and now the Rent Control Laws have gotten so complicated, one is almost better off using a good Property Management Company. The one we use charges a fee equal to 10% of the rent.
But, if you had tenants in the unit, to paint your cabinets or replace the toilet supply line, you would have to provide 24 hour notice before entering the property. Essentially they were warning us not to trespass on our own property without jumping through a bunch of hoops first. I have no idea at this point how the law and rules differ between a duplex, an apartment building and a Single family rental. I have no idea how this would work for you. With us, there is a 25 mile separation between us and the house. With you, you are already on the property by virtue of being in the other half of the units. Between changes made to the Landlord Tennent Laws and the new Rent Control Law with all of its little (and big) hidden Easter Eggs, we have decided to renew the contract with the Property Management company for another year and just let them handle everything.
I do know that the PMC has warned us to not enter the property or request to go into the house without a full 24 hour (or more) written notification. If I dug through the files, I could find the letter they sent us with the exact wording of how going onto the property or into the house is supposed to work. With the rent control law, there are rules for 90 day notifications on rent increases, no increase in the first year, having to pay for the renter to move under certain circumstances...just all sorts of bologna.

Longer than that probably...The last time we rented a place was 1982-83. Seems like I remember the Landlord was required to give notices back then.
What caught us by surprise is that they are telling us we can't even go over to the property without the 24 hr. notice to pick apples, peaches, cherries, Logan Berries or grapes even though that is covered in the lease. Out on the farm, which a majority of has been leased for many years, we go hunting, pick blackberries, ride horses...essentially do everything we did before it was leased except destroy crops.

We have been brushing up on the landlord tenant laws since we are having to have a tenant, 24 hours notice is all that is required to enter plus it's in the lease agreement.
