For anyone (mainly Andy) who is into their lawn and seeds it every year I'd recommend using a Lawn Solutions Turf Revitalizer.
Last year I used a Ryan from Taylor Rental in Wallingford. It worked, but afterwards you felt like you spent a day wrestling a grizzly bear.
Got the Lawn Solutions machine from Gano's power equipment in Colchester, I believe, and it was great to run. I used the 9hp model. It thatches and seeds the lawn at the same time. Plus it's hydrostatic drive and under half the weight of the Ryan unit.

Yes Pete I have used the Ryan unit and it REALLY beats you up.
Thanks for the info, I hope I don't have to overseed again but I will keep that in mind if I do.
Andy I overseed every year and those Ryan units are crap compared to the LS unit.
It's rear wheel drive as opposed to front wheel drive so you can use the hydro power to help you while you're turning. And it's half the weight. I can't say enough good things about it. Too bad it's 4 grand to own one or I'd buy one and start doing some aerating/overseeding on the side.
I believe the owner still wants to close on the house by early October.
The house I have under contract appraise lower than the negotiated price which was lower than the advertised price.
After the original offer / counter-offer routine, we learned that the owner on the advice of their agent had declined someone else's offer which was above the asking price as they were leery that the house would not appraise that high.
It just happens that our original offer is within a grand under what the house appraised at.
