Morning all. Closed on the sale of my rental house yesterday and so glad to be out of the landlord business. Meeting with our contractor today to finalize paper work on doing the repairs we need to do to our residence so we can put it up for sale in January. Things are coming together and moving forward.One mission at a time... Lots to "stuff" going on. Also working on a plan for when we become homeless once we sell our house and then begin the construction of the new home.

Rich you're getting out of being a landlord and we're just getting into it.
Not sure if that's good or bad. haha. With the laws that were passed last year it's tough to get rid of the tenant if you need to. No such thing as a "no cause" eviction any more plus the cap on rent increases which I think will only get worse. Not that my increases were ever more than the portland CPI. We were lucky and was able to get them out of the house in a timely manner. 7 showings in the first 2 days kinda gave the tenants incentive to find another place with the help of our property management company. We cut them a break on rent and let them out of their lease to move them along. The income was ok but depending on the age of the house, it can also be a money pit. At least you can write off the expenses... good luck!

We may be lucky in that we have a duplex and live in one side. The rest of it the knuckle heads in Salem need to keep their noses out of it.
