Rental suite or finally finishing the finished basement, my landlord likes that my place gets an upgrade on a regular basis.

An upgrade really helps, poor conditions usually mean tenants you don`t want.

40 years old house and the interior looks its only a few years old, just need to get rid of this mismatched kitchen. The windows are original and out of date plus they leak heat, have kept them water tight so the surprises shouldn't be too bad when I replace them.

That`s a bit newer than our house, lots of up grades on our house though.

This one has a few minor issues to take care of and this owner doesn't mind taking care of them, the last group played management games and the house was going down hill because of it

My REITs are through Coastal Properties and we upgraded the properties right from the start in order to raise the rents and get the return started which allowed for the purchase of the Hazelwood Hotel. Did the same with the Hazelwood and its been a cash call ever since , strong property management equals strong return.

What is REIT?
How are rentals in Calgary? Pretty poor is Saskatoon and area, way too many houses, condo and units of all sizes out here so there`s a high vacancy rate.

Real Estate Investment Trust, had the option of trading work /labor for my investment. 5 of us got into the program as we knew everyone involved and the trust developer was backed up by the OPP and OTF pension funds.
There's a lot of rentals available here.

I think you mentioned it before. How are the returns on Real Estate Investment Trust?
Are there lot of rentals available om Calgary, Alberta in general?

There's a rental glut in Alberta with maybe a few exceptions for smaller communities.
Usually REITS pay between 4.5 and 6% depending on how diversified they are. This was structured as a share investment with the knowledge that nobody was going to cash out, after 20 years it was flipped into a reit and started to pay out. It took 8 years from start to the final upgrade on the Hazelwood, now its basic property management with minor maintenance and the rents keep going up. There have been sales on some of the houses but that money goes into the general investment fund which gets piggy backed on OPP/OTF residential investments. Long story short, the first return was 730 a month net, 2nd one was 716 a month net and the last one starts paying out January of 2019. No idea what it'll be worth but that housing price spike will add to the return starting in 2018

Brokerage For Canadians (ATTN Vendors)
"So today I finally figured out how to avoid brokerage fees from UPS. Which means I can order more things from the vendors on here. Was a VERY simple process. I called UPS with my tracking number and told them I wanted to self clear. They said I would hear from someone in 24 hours. The next day I got a call asking for my email address and they sent me the forms. I went to a local CBSA (Canada customs) office and received a B15 form, after paying my taxes. UPS is just down the street so I went there and picked up my package. A little effort, but the savings were great. I was charged $96 by UPS for brokerage and taxes, I self cleared for $27. So it's definitely worth the effort. I hope this helps."
"I got gouged by UPS for brokerage fees once years ago. I now always insist on shipping to Canada via USPS. It may take a little longer but there are no brokerage fees. Just taxes due on pickup at the post office. So far I have never had a vendor who wouldn't ship by USPS.
When I shipped a cage kit I had it shipped to a pickup point in the US near the border and drove down to pick it up. That save me $350."

Work has been slow since I got out of school but seems to be about to explode for us again. Going back to school in May/June then back to work full time the rest of the year. I wish I lived by a river so I could listen to it flowing by, do love the sound of rushing water.
