I know what you mean about tenants Morris, did property management, evictions and repairs, for 10 years in Vancouver. Took the better part of 6 years to turn it into the part time job it was supposed to be. The 1st to 5th of the month meant little to no sleep and mid month was almost as bad. Raised the rent $25 on every eviction until we were out of the welfare class. 7 houses and the Hazelwood Hotel, 132 rooms at 342 east Hastings.
This guy understands tenants need to be vetted properly, told him I'd help him check out new tenants, wait til he see's how it's done.

So Canada Post may go on strike? That`s news to me.
I got real feed up with real crappy tenants which was partly my fault not checking references closely enough and having a small gene pool to select from so I turned my one rental property over to a rental agency Perry. At my other rental house the three guys have been rock solid for over three years now.

I pretend to be friendly to applicants and find out if they have habits and what they are, then we disqualify them. This guy made me an offer for next year, I'll be making sure the next tenant upstairs is a good one even if I have to shoot him 500 to leave it empty for a month in order to keep him from getting rent desperate.

Good morning midlanders. Looks like we're going to be getting some early afternoon showers as its starting to cloud up and the humidity is starting to rise. You should like this rain as its wet and only lasts 10 minutes.

Hello there Perry, thinking of waiting until Monday now to do this painting when it's supposed to be nicer. Would like to open the large doors for extra light but we are supposed to get heavy rain the weekend..

I think that I would hold back on painting until the rain stopped John. All the humidity and temperature fluctuations would be hard even on primer, think you would wind up with quite a few soft spots. Even the first day of sunshine would be really humid, would be able to watch the clouds form with the doors open.

I`m hoping for that rain that we are supposed to get tomorrow.
After geting rid of the last dead beat renter I wish I`d left my place empty till a decent one showed up Perry.

Evening everyone!

I see everyone has been keeping busy. Working 6 days a week and 11 hours a day really keeps me busy. Had a lovely surprise this morning, someone hacked into my online banking account. They almost stole $5000 from me but the bank caught it right away, declined the transaction and froze my account.

Hopefully everyone is having a great weekend!

If you had a barrel of hot rocks in your shop you could close the doors and have a sauna John
Try using the line no smokers or smoke free house in your next ad and raise the rent $25 -50 a month Morris. The 'no smokers' rule disqualifies quite a bit of the riff raff, remind them that the rule covers smoking on the property. Tell the person its an insurance issue, its a handy alibi.
I no longer use paypal as I got stung by them for close to $1100. Kid that worked for me wrote a program addition that doesnt allow 3rd party carriers to do transactions for me. Inconvenient at times but its a lot safer, can still pay bills with no problem and on tuesday I set up a direct deposit with my new landlord. Hes used to just giving people his email, doesnt work with my program as its not bank to bank direct transfer.

Funny thing is Perry it don't feel humid in the shop and I've had things in bare metal in the shop for years with no signs of rust..
