property value per location

In my state I have noticed over the last 40 years a oddity that I find puzzling....

In the cities /towns I have been in where there is a train rail system (even if the rails have been inactive for decades) the properties on the northern side of the tracks is always much lower and less desirable than properties on the southern side of the tracks. Why is that ?

that's easy...the north side must be "the wrong side of the tracks."

Actually, it is likely a coincidence...probably depends on which side has what zoning, and will differ from town to town. I'm sure there are some here whose town has lower values on the south (or east or west) side.

My citys property values are lower on the south side for now. There is a lot of new building on the south side & it could make them equal in a few yrs.

Cool railroad tracks

In our city they are building a light rail system which everyone knows will only be used by a few people.The scam behind all of this is to get the public right of way around the tracks for future developement . That way the big business crooks running our city can make the profits and not the folks that own this land now.

There's aren't any tracks in my entire county, but the next county over to the west (where I used to live) has the tracks running north and south right through the center of town and there isn't a darn bit of difference between the two sides...it's all equally overpriced.

However, the south end of town is generally a lot sleazier then the rest of town.

Which way the does the wind blow there Greg ?

If it blows from the south..the northern side of town would be heavier polluted and who would want to live there ?

Good observation Dennis, you may be on to something here. Our winds come mostly from the south/ southwest...

I watched as the big city here grew from a small business district. It consumed the farmlands as it spread out vigorously back in the late 60's. I think I know what affected the "north side of the tracks" home property value at least in this city....

It was because the city founders started the industrialization of the maturing city, on the north side of the track. Therefore the smokestack/ smells from the factories would be on the upwind side of the city. ....


But even in the little railroad town of 1000 people I grew up in , the railroad tracks split the town that had no industrialization. The lower income people lived on the west side of the tracks, the do betters lived on the eastern side....

I think this observation was brought up in a lot of the 50/60's songs when a person was percieved to have come from, the "wrong" side of the tracks..

For 23 years I worked "right beside the tracks"

To the west was:
Pinecrest Poultry slaughter and packing house

To the North was the Shamrock Hotel

To the East was the Burns Meat Plant and stockyards

To the South was Canada Packers Stockyards,Slaughter House & packing plant

To the Southwest was Gyproc (Drywall) warehouse.


It didn't seem to matter what way the wind blew from.

But,If it came from the North ..the only thing I didn't do was........gag

NOTE: On the West side of the tracks past the Poultry Plant was also a low-valued residential area.

I second that, I'm from Concord and heard all the gripeing about the light rail I have built a lot of houses in south Charlotte and I have to say there aint no way I would live in that city , no offence.oh yeah how about the bobcat's arena that nobody wanted that all of you got

The south (actually south-east) part of the city (S.F.) is priced lower.

For those of you who ever lived in the Bay Area, that would be the Hunters Point district.

A bad part of town.

Sometimes it the elevation of the property thats important. Usually the higher elevated property is more valuable and may be on the favored side. The best example of this lately has been the lower ninth ward in New Orleans(Katrina) low and the French Quarter which wasnt touched(high and high priced).

Dennis is on to something here. In this area, the wind bows from the west pretty constantly. That makes the east side of town the "industrial" side, and hence, much lower property values.
Not to mention that since the mountains are to the west, so you get better views from that side. Real estate developers can use images like this to sell property on the west side.
