Cash is always good! I've got to break into one of the rental houses today. It's the house right next to mine. The lady that rents the house hasn't been back here for two months, hasn't paid rent, or the electric bill. Her son called the local sheriff's office and asked them to check up on her yesterday. He hasn't heard from her for the last two months. Does not look good........
I've been worried about freezing pipes since there's no heat on in the house, and we've had temps down bellow 0F. I've peeked inside the house, and it's a nasty mess. trash everywhere, and cobwebs from floor to ceiling. She had three cats inside that we haven't seen for at least 4 months, so I expect to find some dead cats.....
She was having some mental problems from an abusive ex-husband, and was very timid.

The deputy that came up yesterday said that since her car isn't here they are not to worried that she's inside the house. I requested that a deputy be here when I enter, and they said they would send a deputy up today when I'm ready to enter.
I had a long talk with the LLC last night, and they want me to replace all the carpets, and repaint the interior before I re-rent it. I've already got a family ready to rent it...

We have a regional landfill here that employs several hundred people, and a chemical waste site also, plus the local businesses, and the county seat. We actually don't have enough rentals here, and a list of people that are looking for a rental.
This is one of the reasons I'm trying to put together a group to buy this place. We have 8 rentals now, and another 8 homes that need to be remodeled up here at the radar base...

Rentals aren't to bad if you do due diligence in checking out new renters first. The couple that were managing this place were not very good.....
Melody and I use to own a company called Pendleton Property Managenent in Pendleton Oregon. We specialized in managing property for out-of-state owners. At one time we had over 59 homes rented out, so I understand about renters.......

We found that we had to check on their references. All of them! Right now we have very good renters up here. we actually got rid of some of the deadbeats last summer, and we have no rentals open right now. Since the area has so few rentals, we can be a little picky on who we rent to also.
