Holy crap?!?!? I'm about to make a jump. This one is the best candidate. The corner one is 1200. The middle one is 900, but no windows or area for Julie to do her thing. I like the corner one. What do you guys think???
Thx Don,,, I'm not wanting to invest alot in the repair for hire thing,,, but I admit it would be nice to do a repair every now and then n get some $$$$, but I'm gonna try and budget it so I can just use it to at least do the work on my own truck.
My thinking is you only need to justify the difference between the two -- it sounds like you were already interested in "just" shop space, so by my thinking that's $900 sunk cost. Anything Julie can make over $300/Mo is gravy, and by the sound of it she could pay for the whole thing if you get the corner one
BUT, does that mean you're travlin' solo more?? Sure is nice to have someone to help make the hours/miles go by...

Good luck on the shop space -- you know they negotiate on that kinda' stuff too - a kilobuck or maybe $1100 with a longer lock-up (term) maybe??
I would love a high bay shop to pull my truck into so I can
work on it out of the rain and even the sun if and when
it DOES show up. When you used to cool and clouds it gets
uncomfortable fast.
I went by the bank today to get insight before leasing outside of them. He actually gets all my business when it comes to purchases, so I asked if he wanted that $$$ instead. Well,,, I've got some major decisions to make. He did give me options. And I actually like them better than throwing away rent. I'm gonna try n let it happen. I'm gonna have to move tho. Big decision. Having a building built is on the table. It would be less monthly than I pay now without a shop at all, but for a longer period.
But as for the driving solo,,, no way. That beauty shop can't touch the $$$$ we make team driving. But she likes cutting hair,,, n I like turning wrenches. we would still drive,,, but we would have a way to make $ at home,,, be at home,,, n still not have a boss. The driving would be our "fall back" option that I prob will keep for a long time. I don't have to drive to keep the job. I could do one run a year n still be leased.
Building your own is a great idea and the real upside is it builds equity as well while saving money. Always better to increase your own wealth than to increase it for someone else. Moving isn't a big deal in the grand scale of things. Cheers bud, good luck.
Personably, I would build a shop at home. Matter of fact I'm looking into it right now. My house value will go up so much here in jersey and so will my income being that there are not to many diesel shops here in the area. I got the machining for the blocks and heads and I'm findind great vendors to work with plus I'm due to retire in 3 years. Rents are crazy here too !
I have appts about some property,,, earth mover today, I might just do a $500 monthly lease for 1000 sq ft with a 10x14 door. If I build, crap it's gonna b a while. The 5 acre lot doesn't even have access drives. But it is a corner lot on a busy state route. Kinda exciting.
