Wow. sorry i have not been around.
i see a few things have changed and others have not.

Sean, we hate to see friends move away but we understand.
The though has passed through or minds here at home also.
even though we have jobs, this place is getting bad and we don't see it getting better.

If Michelle had her way, we would had been gone two years ago.

We hope to meet up with you guys this year at some point.
Hope you all have been doing good..

Thx Phil for the note.

A few catch up photos. Our dog Luna seems to love the snow and cold. Can't believe she runs and fetches joyfully at the dog park in zero temps.

Got a chuckle from the auto transport on the Tri-State tollway. I wonder if IL charges extra for the 'salt treatment' at the dealer? . Maybe it doesn't matter with a drudge or chebby.

Nice and cool this week, happy the Honda starts without complaint in these temps.

Tried disc golf at -3 the other day, had to keep running to keep from getting numb toes and was a pain to find the disc under the snow!. Next week (based on the forecasts) my son-in-law Matt and I want to try to play in -double digit temps. We'll look like the Michelin Man.

Yep went to Costco bought shorts and wore them for most of the day, we do have some storms brewin off the coast , that won’t matter to me , I’m headed for Maui Hi.

It'll come Matt, but will take a while.

In the meantime to keep my game sharp, I've set up some baskets in the basement. Practicing putting between box openings.

That 75 gal water heater on the left has an intermittent leak (hence the freshly painted floor). From what I've read, if it's not coming from anywhere obvious, then it's a crack in the tank. Started researching replacements vs. tankless. Funny, the first time I saw the WH, I thought, hey, where's the earthquake strap!

I installed a tankless in the house up north and it works great. Love the idea of no more tank leaks.

Intermittent?

Leak's not coming from the T&P is it?

That usually indicates a bad whole-house pressure regulator.

If you've got a water-pressure test gauge (they're cheap), check that first.

Also check what your street-line pressure is at. Anything above about 125 psi is considered high. Regulated side should be down around 75 or so.

+1 to what Pop said.


In addition, some pressure regulators will not back flow. So as the water heats and expands, it has nowhere to displace. I installed an air charged expansion tank under this house, and that solves the issue. If you already have a tank, it may have leaked all the air charge.


You can also get some water from vapor condensation, a result of combustion.


Sure is nice to have a catch basin under water heaters. There might actually only be a very small amount of water, not enough to mean anything is wrong, but enough to be really annoying on your nice painted floor.


I'll go ahead and wager my left nut that you do not have a cracked tank.

Thx guys. I'll look deeper. I can use the saved $ toward a water softener after a water test to see what I need. The water has a tastey iron flavor here.
