I'm gonna be here till I'm dead, so I really don't care about selling it all off. I would much rather lease buildings out and get a nice steady cash flow going. With the companys I've talked with I think a cash flow of 10K a month is very possible in just the first year with the buildings that are already here, and we have a ton of open land to build on later. We have a natural gas pipeling here, three phase power, and fiberoptics cable in place. What the hell more to we need...
I didn't mean what you would make out of selling it, but how long it would take for you to get the return from the leases, and make back your 350K that way. 10K a month would get you that 350K back in a hurry!
They would also sell the finished houses, and the unfinished houses also. The rented houses bring in $6,500/ month now, so I can see a 12K cashflow with just the houses.
Combine the two and you could see an easy 25K per month cash flow. Not too bad for a place out in the desert!
Little bit O' drizzle last night, but looking good here too.
Highway was packed yesterday with people going to that football game in pewgene.............what a zoo.
It was clear here last night but its cloudy now. A bit of drizzle earlier and a few claps of thunder. Some huge raindrops have fallen... The splat is about 1" in diameter but only about 20 drops in a 1' diameter circle. I'm sure it's the beginning of the rain they have been predicting.
Morning, in late on here, been up in the shop sense early this morning. Working on getting the red SHO ready to sell and getting the Black SHO ready to drive. Came in to watch the race, but it is on rain delay!!!
