Congrats Rebel. I do think you're going about it the wrong way though. You need a shop with an attached house. Not a house with a small garage.
I put this option to the missus when she asked me what kind of house I wanted to get when we go to buy one. The whole "1300 square foot shop with a small attached house went over about as well as a turd in a punch bowl. I still have PTSD from the nasty look I got.
