I am currently running an auction on Ebay and I would like to lower the reserve price. But, there has already been a couple of bids placed on the auction. My question is can i lower the reserve price without having to end the auction, and pay a fee again to list the same item?
any would be greatly appreciated for I can not find the answer anywhere.

I've sold a few items on ebay. If your item never meets its reserve, I think you can still contact any of the high bidders and "strike a deal". Also, if your auction ends and the item doesn't sell, I thought it was free to relist.
I just realized that you are selling real-estate. I'm not sure about the rules for that auction. You can go to the "help" tab at the top of the page and there is a way to submit your questions.
Once bidding has began you can't change the reserve or starting bid, the only thing you can do is edit the listing info. You can just offer to sell to the highest bidder, even though they didn't meet reserve. Not sure if eBay's protection policy will cover you or not if you choose to go that route though.
