5.0 Fuel pressure regulator

So trucks been acting differant lately decided to test the fuel pressure.. KOEO its at 10psi.. With the engine running and vaccum attached its at 30psi 15mins later 28psi.. with regulator vaccum unattached its at 40psi and drops to 35 when turned off... So does this sound like a bad regulator? And hope i remembered how to test this right its been a while.

Sounds like the regulator and the selected fuel pump are working OK.
