Theres a few reason but mostly it's because nitrogen is less impacted by temperature when it comes to maintaining a constant pressure.

Air is like 78% nitrogen. I think air form an air compressor will be just fine.

Nitrogen filled tires is not worth the money. $40 for all 4 to be filled up with something that doesn't deflate as much in temperature differences. Its only beneficial to those who drag race or NASCAR/Le Mans racing. Nitrogen vs Air In Tires - Why Nitrogen in Tires

More humidity is produced with nitrogen filled tires.
