We’ve rented a few times. We always rented to people we knew, and didn’t charge top dollar. Never had a problem - my primary concern is that they pay on time, everything else is secondary to that.
We know someone who was always trying to screw the last cent out of the rent. One house the tenant decided to commit suicide, but backed out after the house had caught fire, but before it had really caught fire and would have been a complete loss for a quick insurance payout. The other house someone offered €50 over the asking price and turned out to be a non-paying messy, she ended up having to strip the plaster off the walls to sort out what had been left.

my last 2 rentals were rented to friends from church, rented for about 1/2 of market rental price. first one was over $20,000.00 to remodel plus 3 loads of trash in my 16' dump trailer (I paid for trash service, they didn't use it)

Howdy guys!
Happy Wednesday!
Conditions in the mountains are not great but the boy and I are still going to head out to do some sledding tomorrow afternoon.
Sounds like ice with 1" of snow on top.
Some snow is better than no snow LOL
At one time we had 3 rental properties. Not sure how I ever thought that was a good idea ... or that it would ever make us any money...
Currently one vacant and for sale and one rented to the sister in law (which we will just give to her eventually) so I am ALMOST out
We never really had any terrible experiences it was always just a pain in the azz.

Anyway .... I will be glad to be done with it, thats for sure.

Howdy all. Wet down here, dusting of snow up there.
There is no way that I think I would ever get into rentals without the Prop Mgt Co that we have. So far it’s been worry free, 100% occupancy, and 99% hands off for us. We have a couple of friends that handle their own and the stories they tell…..well, that’s just not our cup of tea. We’d have to sell it.

I came home early today, 3" of new snow. hiway is a mess.
I kept the tires/Wheels off my 2020 truck. Now with 11,000 miles on my 2023 truck, those tires are over 50,000 miles. I've still got 5 of 6/32s of tread. And if it was dry weather I'd run them. But I'm getting a little nervous. Don't want to be hauling horses over mountain passes to St George in February/March and have 4-5" of snow on freeway with worn tires, I guess I figure I got the 50,000 out of them that Mickey Thompson warranted. Be happy and move on.
So I may spend this snow day, tire shopping

And I thinnk we are in fo another “blizzard” too. Likely have a couple inches on the ground by 0800 or so!!!!!!!
Got my new axles today……they are installed in the diff. Still waitingt on the new bearings tho. Upon inspection my old ones are still good; but since I am here I will put new ones in. Not much more work to do it right.
