I HATED living in apartments. But, being single, and not making much cash, didn't have much of a choice.

I made decent money back then I guess. It just wasn't a priority for a few years.

Yeah, I am not sure what I am going to do.

I might build a second residence on my grandfather's property. He has told me that he wants to sell the property too me when he has to move out, and he could use the help between now and then. Plus, my horses are already there and it would be a cheap way to get into some acerage I would just build something in the 900-1000sqft range with the living area being on the top floor and a garage below it at ground level.

The problem is that I need a much larger down payment because I am not actually buying the property at this point, so I need to get a loan rather then a mortgage

The price per acre varies around here. For raw land, 5 acres is worth around 90-100g and 10 acres is worth 150g. I figure that I will buy my grandpa's place from him and some point and then I will be able to rent out one of the dwellings too help pay the mortgage.

I would love to have some acerage again. I think it would cost at least double what it costs there Pat. The lot beside us sold for somewhere between 75,000 and 100,000. It's a big lot, maybe 60'x200' and it borders the river. Maybe thats not such an off the wall price.

The smaller the lot, the more per acre that it is worth. The average town lot here in smithers is around 75-80'x100' and goes for around 60g with no river front Ofcourse that is completly serviced and a raw country lot needs a 20-30 grand investment for water/sewer/power. If gas is available, and you want it, it will add to that cost.

It does look pretty neat Jack. He has it painted two tone. Silver top and a dark blue bottom. Oh ya it's also got a 429 under the hood.

I sent this guy an email last night. Haven't heard anything back yet. Maybe I should give him a call later.

theres a house behind ours that has been abandoned for years that i'd like to buy and about 50'x 150' of the land and convert that house into a garage. i've been trying to get the owners to sell it to me and erin. that house sits on 1.8 acres of land. and if we could buy part of it. that would make my yard a full 1 acre. right know its .8 acre.

Jack talk to your county zoning department.

It would involve the neighbor doing a "lot split" and there are some costs involved, such as surveying both properties and filing whatever the county requires. Those costs would be in addition to the cost of the ground.
