new garage

new garage

got my new garage started, the walls are up and the floor joist are in (yep it is going to have a second floor) 24X36 with a gambrel roof shop on the ground mancave upstairs you know a place to hide from the wife

congrats!! where putting trusses on mine tomorrow. 24x32 shop. we were going to put a man cave in too, but really wasn't enough room up there to justify the cost. so she's a single story.we used 13.5 yrds of concrete for the walls and footings(125.00 per yrd) what are you paying for concrete? my trusses were 1700.00 apposed to 5000.00 for the bonus room thing. do you have a buget in mined for your garage? I'm looking at roughly 18,000.00 for the shell with the roof shingled

omni, I was thinking of having one built the same size as yours. does the 18k include having it done or are you doing some of the work yourself? Thx

omni i am planning on having about 6500 in the shell concrette 82 bucks a yard 10 1/2 yards (thats not in the shell price) building everything myself i dont need trusses am going to put up wrafters (grambrel roof-- barn style roof) so the whole upstairs is open putting on vinyl siding with a shingled roof oh ya my son works at a lumber yard so we get a good deal and a few free things somtimes i just dont believe what some lumber yards thow away

I have the same, except 24x24. The upstairs "mancave" is a great place for tunes and reading Ford articles.

PO built it, scary thing is he put the joists the wrong way...front to back instead of side to side. So all the weight rests on a post between the 10' doors, and the posts on the corners. Gives me a good reason for that gantry crane trolley system, though.

I hired two carpenters by the hour, plus myself being the gofer. if your lucky, and can build it on a slab, you'd save lots of $$. I had to dig into a hill, so it required 5' walls on two sides and frost walls on the other two sides, just my foundation and escavating is about 8000.00. I think if the garage is no more than 700 sqft you can put it on a slab without frost walls, check your local codes. an electrical upgrade might be something to consider too. the guy that delivered my shingles today, said he just built a shop and spent 4200.00 on upgrading to a 200amp service. late70sfordnut do you have to do any electical upgrades? I have to up mine to 125amp panel in the house so that I can rob 25amps for the garage

omni, thanks for the input. My site is now so hilly. I like the approach that you tool by hiring the carpenters and doing some of the work yourself. Thanks again

My pole building cost $36,000 put up, with the concrete, and 700yd of fill dirt, and the gravel drive finished from the other drive. I should also tell you that it is actually 2 buildings hooked together, 32x48X16 and 32X24X10 all shingled roof. Over all square footage is 2300, and I put a loft in the corner of the 32X48.

This is the third building that I have built (hopefully the last). I finally got the measurements correct. Here is my formula...figure out what you need then double it, there still won't be enough room.

i am just going to run the shop on a seperate meter all its own i dont want to bring the power from the house too much trouble

Before you run a seperate meter, check with your electrical provider. I was going to do the same until I found that it would cost double what it would to tie into the house. The electrical charges are more also. In my area they classified mine as a business, and charge more. I ran a 100 amp line from the house to the barn for about $1000, I was building the house at the time though. Just a heads up.

I was told the same here in Central Oregon, so I did the same ran a 100 amp service from the house, did it myself for a cost of about $200. Don't forget the premit.
My shop is 40x58 all metal on concrete. I'm doing the floors this week with epoxy paint. I hope to put in a second deck in it later.
