So I have ben pricing out houses, and it looks like I should be able to build a new one when I come back! Houses out in sask are less then half of what it costs to build here in BC. With the price of the land and the house, it wont even come up to 200,000. So that makes for a pretty nice mortgage payment with 150 acres of land! I sure cant wait to get the ball rolling on this either!

I am working on it Things are going pretty good too, but did you know you cant take a mortgage out for just land? Has to have a house on it first! That kinda sucks! Oh speaking which, 66 told me that if I got 150 acres, its almost enough to put farm plates on a truck. How much land does a guy need for that?

It goes on gross farm revenue, acres/producer`s permit book for selling grain. I think that having cattle or other livestock quaifies.

You need another ten acres. Yes you also have to either be farming it or ranching some type of live stock.
I went through the same crap with the banks. If you own the land then they are willing to lend you money to build a house.
What I did here was brought in a mobile home that was my cabin at the lake and to the bank it was a home and then I qualified for a mortagage. The thing here was I was rent to own from a friend. After a couple of years I was fortunate to get an old house to move for free. Basement was caving in, house was solid. but needs total reno's. Then got rid of the trailer.
So what you can do is get a loan from the banks to purchase the land and another to buy a cheap trailer. You can get some for less than 10,000 used. live in it for a year or so and then get a mortgage to build. Oh when you get the trailer combine the land loan and trailer together.
I tryed for years to get construction or progressive loans, but they won't do that unless you onw the land. That is why I see some people buying th land and paying it off then getting a nortgage and build afterwards.
Guys have bought land and built garages on them and lived in them. But the RM's frown on this and now have bylaws forbidding this. I have also seen people camp on the land during the warm weather to pay it off and rent during the winters. Lots of choices just figure out one that can work for you. The other is co-signer. Usually parents help with this and then a few years later there is a fee to have their name removed from the title and mortgage like you bought them out.

I was going to build a nice huge shop and live in that, but that sucks they have bylaws against that now! I might buy a trailer and live in it too, but I think what is going to happen for the land, is Im going to take the money I make from this house, and buy the land outright, then just go ahead and build. The part that I still love the best, is the price of housing. I cant beilieve I can build and buy land there for less then 200 grand, when here you cant even buy a decent lot for 200 grand. Other thing is I keep calling about the taxes, but no one at that rm office gets back to me, yet!

The land owner should have the taxes of what he pays. If there is no buildings it will be cheap, once you build then it climbs. There is another acreage around the corner from me that is going just over 200,000 he has a large barn and half of it was made into a shop. He just did a 67 T-bird in there and had it at cruise weekend. Not as much land only 40 acres. Only about a mile off the highway too, so less backroads to drive. Large house too. I believe it has multiple bedrooms. We could have lots of FTE party's there. whoo hoo!

Is his name Glen Dent? He just finished redoing a 67 T-Bird and from what he said lives around in your area.

Yes that the fella. Only met him a couple of times. He only lived out here almost 3 years. He has chevy and fords at his place. He has a 65 or 66 ford 2dr hardtop sitting there. I don't know what he is doing with it. A couple of mustangs from the 80's.

I don`t really know Glen but used to get his dad to tow cars for me. I thought it was funny to have a person with the last name of (Jack) Dent towing cars...Towing by Dent.

Heh that is kinda funny eh! Turns out the land I wanted out near pike lake isnt for sale anymore, just wasnt selling! Oh well Im sure I will find something else, been looking at a few smaller ten acre properties abit closer to stoon now. Im sure I will find something good!

If you check out my way there are lots of land for sale. Like I said this Glen dents place then you don't have to worry about building a house and shop. It is already done for yah. Just you have all the other 30 acres to rent for horses for someone. That can help pay your taxes on the property.

Do you know of any 80+ acreas for sale out by delisle? Do you know of any prices? I only am looking on mls because I dont really know where else to look. I know I would like to buy out in that area, or out near clavet somewhere if possible.

Why so many more acres. More room to hide the bodys? Parts vehicles that is.
Corman park has that policy that they have to be 80 acres for some reason. Vanscoy has 40 as the rule. Blucher can be smaller. Dundurn changed theirs and I don't know what it is now. At this time I do not know of any acres. When I first moved here there was a guy selling a 1/4 section that he had planned subdivided. Except he had not done so with land titles or the RM. He expected the buyers to pay those costs. Well it never sold then. Actually there was land that was divived into 40 acres parcels, I don't know if it sold. It is all Alfalfa and there is a old yard site with no trees. There is some land along the highway to Pikelake for sale with nothing on it I'm not sure how many acres. You would just have to read the western producer or put an ad in the local paper here.
