Whos Built Homes
Dude, you can't tell by now I'm a cheap bastid???.....LOL!!!
http://www.pooltablesusa.com/
It's a 9' and with delivery and set up etc....I gave 'em 3K for it.
Hoping the best for you and wifey........pool and beer on me if you make it out this way.
my personal choices
-hardi siding for sure
-tin roof
-geo thermal heating if you have the money
- if you are going to pour a slab and build on that then i highly recommend shelling out the extra dollars to put in a crawl space. that way if anyhting goes wrong you can get at it and fix it.
- with a polished concrete floor(stained colour) the sound still travels and negates the extra cost of insulating the intereior walls.
- definetly put time constraints in the contracts.this was our second house and we used the same cabinet man. he does nice work but he took over 13 weeks to install a kitchen and two bathrooms. his work is nice but not nice enough to be worth that amount of time. if we could do it again we would put in a $1000/day clause after a certain date.
-wrap around deck is nice because we have a great view.
I showed-up at his place too, and yeah, beer and pool (and food) was a-plenty, but after he got me drunk, pool-hustled me out of all my money, I had to stay and rake rocks in that gravel pit of a yard of his FOR SIX FREAKING HOURS just to earn enough money back to return to Seattle!

Dude............it wasn't that bad!!! Being November and all it was only 75* out......you hardly broke a sweat.
Oh yeah, let me be the first to give congrats on your next post....# 1,000!!!
slab ....put in a crawl space
Never heard of a crawl space on slab, will look into the additional cost of crawl space.

Ford Trucks for Ford Truck Enthusiasts
I have alway been good working with my hand and using my head "melon".
There is so many products, ideas, and so much to do a home, that sometimes it can become overwhelming. I know once I get started, I can use some of this energy to drive me to build my home. It so much different when building other peoples homes, no worries or timelines really involved. It just seem like there's this outer force which wants me to start building now, but, I know I need to cover most of the bases, before I can get started. thanks for the informations and ideas, any other ideas, suggestions.
DOHCmarauder, for some reason the pictures weren't coming up, but now they are, thanks for posting. Very nice quality work on the back patio, game room and the house.
How did you know it was time to stamp the concrete?
Was the color added to the prior to the pour or after the pour?
How many laborers did yo have helping you for the colour and stamping process?
What's the brand name or the product name of the red rubber stuff?
lenny1carl, on the radiant heating, I envisioned 7 zones, separate zones. With one controlled central cooling located in the living area. Does radiant heating, the tubing have a life span. I see a lot of contractors using radiant. What's a good quality brand of boiler, tubing, couplers, that are efficient and have excellent longevity? and reasonably priced?
Uncle Mil1ion, I will check with the administrator on deleting that post.

Thank you.
You float and finish the concrete as you would normally
.......it all depends on how quickly the pour sets up.
If you wait too long, you won't get as deep a stamp...
.too soon and it'll be soft. Too soon can easily be
re floated/finished and another attempt can be made.
Color is a powder and release agent (two separate products)
or you can order the concrete mixed with the color....
I used the powder. Hopefully there'll be a
"specialty concrete store" in your area that rents the stamps
and sells the products......
you'll also want to seal the concrete after about a month....no less.
Thr squares in the game room were cut after the fact.
My initial pour was 120 yards/6300 square feet.
I had the pumper crane and about 10 laborers.
Home Depot has the rubber barrier.......
I used "Custom" Red Guard. Another brand
is "Hydroment" Gold Coat.
Good Luck..........you are in for an adventure!!!

Stud spacing, 18" or 24" on center?
16" in the walls...........your truss calcs. will dictate the spacing in the lid(24" or 30" if I remenber correctly)
All those figures will be in your plans once they're engineered.
