Talking Gas Station

Just joined an hour ago. I want to set up a fully functional Gas Station with gas pumps (along with a Convenience Store) on my M1-1 zoned lot in LA downtown by the LA Convention Center. I acquired this property in the latter part of the last year. Currently, this place is a Mechanic Shop with a cell-phone tower. This lot used to be a gas station in eighties & earlier. Does anyone know what type of resources, websites, agencies, designers, and builders would have to be contacted, and how to go about doing this project successfully with least amount of capital and the shortest time?!

Any type of feedback and advice will be highly appreciated!!

P.S.: My sincere thanks to the FTE Club to provide such a valuable forum to help us all through our experience exchange!

definately ask the locals for permits needed and code to follow... california is a stickler on about everything.

Since, the lot used to be a gas pump and is zoned M1-1, fortunately, the Permits Department has no problem in issuing the permits for the proposed plan, as it also flows right along with the LA City Redevelopment Plan called Pico-1.

Check with the state...you will have to have the land tested. It being an old gas station, the land is most likely contaminated. Especiall if the old tanks are still in the ground. You will be required to pull the tanks, remove the dirt, bring in clean fill and drop a new tank. I may be wrong, and for the wallet's sake, I hope I am, but check. EPA will probably be your biggest hurdle.

Hey JD,

I'm impressed...you must be a psychic or close to it...you are absolutely right on the dot, without even knowing the history of this lot!!

In fact, the lot had the underground tanks and may still be there...I may have to do some digging and get the old tanks out, if they are still there. And yes, my biggest fear is EPA, even though my research into the Building & Safety citations hasn't revealed anything yet! Does EPA make their own separate citations, if the land is found to be contaminated?

Since, you have quite a lot of experience in this type of endeavor, your feedback & help is immensely appreciated!!!

if you wanna make some money, you should build a liquor store instead of a convienece store, or maybe both.

I hate to say it, but you are now probably responsible for the contamination left by the old owners...I am also going to guess you got a KILLER deal on the property. Yes the land contamination issue is your worst nightmare. Resolve these before spending any money..trust me on this. The different agencies have no conception of reality/money.
Design, I would get the book that is out on classic gas stations...the retro style would go well with the area and what the building planners want for the area.
One last suggestion, make it easy to get in and out of...I regularrly pass up stations that have congested lots....despite lower prices

Right on buddy...Love your super cashflow idea...didn't even occur to me...I guess because I don't drink! LOL

Hi wanderer!

Just like JDmorg, you are absolutely, right on the dot..must be the second experienced psychic..LOL!!! Yes, I got a KILLER deal...but based on what I have learned so far, the EPA guidelines would still hold the original owner responsible, if the Phase-1 due diligence reveals any contamination in the land...please correct me, if I am wrong. How can I find out, if there are any EPA citations without rattling the EPA cage?! Please respond.

Would I bypass the EPA issue, if I just just built the Convenience & Liquor Store and dropped the idea of gas station altogether...although I would hate to drop it, despite the challenge involved!
Your advice on this issue is immensely appreciated!!

Reality Check

I was watching a news article last night about Gas Stations across the US & canada closing at a weird rate.

There isn't any money in it anymore.

The corporates are driving out the little guy & they don't care about them.
I would think California would be even more difficult to get a venture like this going.


I will back up the opening a Liquor/convenience Store or HEY how abouta *Car Wash* to make money.

Arrow Car Wash!!!

Hi Mill1on!

The news about the corporates driving thriving entrepreneurs out of the business certainly doesn't sound exciting. It is interesting to notice, however, that a preliminary survey of locals in that poor neighborhood yesterday, and a traffic count of about 250 vehicles in 8 minutes by the lot, reveals that a gas station there, seems to be a major necessity.

Now, I am thrilled about your new idea of a CAR WASH at that location!!
I am about ready to create a new survey, which will additionally incorporate a CAR WASH and a Liquor Store, as other possible options. Can you have a Gas Station or a CAR WASH in conjunction with a Liquor Store?

Hmmmmm!!... tire repairs at $15 a shot..very interesting idea, which, once again, I haven't thought about! How many shots, realistically, do you estimate we could have in a day?! That will answer our cashflow question from this possibility!!
