Rear differential

It looks like fluid is leaking out of it, right where the diveshaft goes in. Is this a common problem?

Not neccesarily, but it does fail. The pinion seal is leaking most likely

You must have the wrong seal or it was installed the wrong way.

Make sure that the diff. vent is not plugged. Have seen it before when seals keep on leaking. Diff builds pressure from heat and oil gets forced out of seals.
