Rims purchasing help

I have never purchased rims before and this is why I am asking. I wish to put these on a stock f350 with a 35" MT. I will be likely purchasing the tires in spring so these rims will be sitting in garage and returning or adjusting later won't work.

The reason I am looking is Black Friday deals.

Looking at Series 5034, 20x9 with 8 on 170 Bolt Pattern - Machined Black
Wheel Size: 20x9
Bolt Pattern: 8 on 170
Max Load: 3420
Backspace: 4.5
Offset: -12
Finish: Machined Black
Weight: 36
Replacement Center Cap Part Number: PXA503451501

Pro Comp Alloy Wheels - Series 5034, 20x9 with 8 on 170 Bolt Pattern - Machined Black | 4WheelParts.com

The price they have would put me in at $800 CAD for four. Might purchase a 5th so can do a full size spare.

Comments would be appreciated.

So stock being +40 and these being -12 is difference of 52mm or 2" further sticking out then stock?

Is load rating or back spacing a concern?
