I used a PVC material on mine, because of the moisture issue.
I've never used the sealant on the kits, but you could try a test section on the back to see if it has any affect on the material. IMHO I would recommend both sides be done if you go ahead. I think the un-sealed side would have a tendency to "warp/expand" if un-treated.
