I made a pallet for my son's new freezer that went into his basement. Yes, he does have a damp basement. Its an older home on the low side of town and with all of this rain he gets wet.

You don't know how lucky you are. We had problems with water but longer tails on the down pipes has taken care of that. We put longer tails on my son's but he has a rock drive that is low allowing the water to pool next to the foundation. He has gotten bids on having it blacktopped but hasn't gotten one that sounds reasonable.

We have a hill for the front yard. The backyard on the other hand gets a bit soupy in really heavy rain. It doesnt drain quick enough.

He's thinking that if he has a hard surface it will run off. Only if the grade is right.

That it does Rick. it would have to be graded away from the house to help keep the foundation dry. I wonder if he was a drainage system around the foundation and if so if it is clogged.

He's getting plenty of water in the sump and is able to pump it out. Be ideal if we could run the tails to the street.

Front yard is high and the back is low, if there is enough rain the pool in front of the garage will run on into and out the back door of the garage.
