I agree with having a shop first. I'm working on buying 40 acres with a 40x80 shop. My plan is to use a set of expandable house plans so that I can build a very simple two bedroom that will be As fast and inexpensive to build as possible. Then add on later in sections to turn it into the "dream home"
Problem is, I have yet to find a set of plans that are as basic as I have been looking for, so I have been drawing a few ideas in CAD in my spare time.
After I get the house built I'm going to try and homestead the 40 and only do the CAD drafting part time.
Look for a repo. You can probably get a single wide in the 5-6k range in decent shape. The best deals are on ones that have to be moved off of the land they are currently on. Be aware it may cost you as much to move it and set it up as it does to acquire it. Resale is horrible so don't figure on getting your money out of it easily if at all once you are ready to build. One option is to put it on a corner of your lot out of your way and turn it into a rental once you have built and move out. Might be a way to put $400-$500 a month in your pocket as a landlord.
