I never had one quite as bad as that, Don...........I feel for ya.

I have had to do combat with some pretty bad crap, but you have walked into the middle of Stalingrad, your first time in combat.

Evenin Rob! This ain't my first rodieo Dave. I use to own a property management company, but this is the worst one ever.

The kitchen floor is buckled up and is right next to the bathroom that has been leaking for god only knows how long. I may have to rebuild the whole wall between them, along with having to totally strip the sheetrock from the inside of the bath.

If I can fix this I can fix anything!

New sheet-rock in at least two rooms, all new sub-flooring. Maybe some floor joists. Some burned out electrical outlets need replaced. All new laminate flooring in the kitchen and dining room. New pad and carpet for 3 bedrooms, hall, and living room. That's all I can see for now, but it's only been one day.......lol


I forgot painting the whole place....

Thanks Gerry, but we can handle it. and the pay is good! Plus we are making ourselves indispensable to the owners. Not a bad thing, since I want to own the whole place someday...
