Well, maybe Dave will......

Sheriff came by today, and we entered the house. How can any human live like this! The bath tub drain is plugged and has been flowing over the top for MONTHS! All the carpet, and the flooring, the laminated flooring in the living room. All ruined by water and mold. The complete bathroom will need to be re-sheetrocked because of the mold. The garbage, well, just take a look at the quick pictures I took today.......

I just don't understand some people......How could you live this way? The smell is nasty in there. Looks like Harley and I are gonna be busy, but at least we get payed to do it...

I sure wasn't speechless when I went in today........

I've done a quick evaluation of whats needed to bring it back today. I think the cost is going to be around $10,000 to make it rentable again, and I've got to get it done quickly because I've got somebody that wants to rent the place.

It started about a month ago Steve. The radar base LLC asked me if I would be willing to take over the management of the base, and all the rental housing. The company that was doing it was screwing up BAD and they Knew that we use to own a management company. We finally came to an agreement and signed the contract last week.

This was my first official business.....

The rent was behind on this place 2 months, and the lady that lived there hasn't been seen since Sept. The county sheriff came by to do a check on the lady because nobody has seen her in so long. Long story short, the sheriff and I entered the place today and found this.......

The bathtub drain was plugged and has been running over for months. All the carpets are soaked and moldy. The flooring will have to be replaced, and the sheet-rock in the bath is so moldy we'll have to tear it all out and replace it. The whole place will have to be repainted, and god only knows what else we'll find after we get it all cleaned out.

We use to have 59 rentals, and I'd thought I'd seen it all. I was wrong.......

I have seen almost as bad, but that takes the cake......
I see everything on the floor has decomposed into "slurry", looks like there might be some valuables in the one room (grandfather clock, TV, DVD etc.)

What kind of spiders do you have that take over that quick?!

You need:
scoop shovels
haz mat suits
respirators
dumpster

Yeah, I've done this before.

i made my wife clean our place up before we left that place we had. so it shouldn't be that bad. and my bathroom was alot bigger in oregon. but thats too bad. its pretty good sized here. put it to ya this way, you didnt have to go out in the hallway to change your mind. and there are still some goodies there if they didnt take em all.. and the keys are on the living room floor... but that house is a POS. no furnace, no a/c. all electric. high bills! and a high mortgage. 1500.$ a month. i liked oregon but not that place. and i lived there for 10 years. i had the best time racing.

It didn't happen overnight Dave. From what I hear, she's been living this way for the last 4 years........

Part of the problem was the old management co. They were supposed to do an annual inspection, and the records show they haven't ever done any......
I also found out today that 4 people are behind in their rent. One of them for 4 MONTHS!

The LLC had no idea.........

And yes Dave, thats human crap on the bathroom wall......

I have seen plenty of disgusting, similar messes, but never to that magnitude in a relatively small space.
She musta been a hoarder of sorts.

You're getting off cheap.

After finally getting a tenant evicted for non-payment of rent, we had to break the front door in the middle and push it in far enough to get my son through. He was then able to get enough stuff away from the back of the door (dunno how) to rip it off of its hinges.

And up until the eviction, she still lived there.

There were buckets of human feces and urine found throughout.

The whole apartment was gutted down to the studs. New subfloor was replaced where needed as well as any compromised (deteriorated/rotten) studs.

All new plumbing went in.

We spent well over 20k on that apartment.
