You need to know what the off set is. You say 5", is that on a 9", 10" or 12" wheel? Really the offset from C/L is what matters. I know 35" tires and a leveling kit will most always work, if the offset is not enough you will rub the springs with a 12.5" wide tire.
the guy didnt know the offset on the 20x10 ones i was looking at, but the other ones im now looking at should work. -12 mm offset, and 4.5" backspacing. they are a set of XD Hoss 18x9 wheels with toyo MT's on them with 7/32 tread left...they want 900 for them

If the wheels are in good shape you are getting a fair deal. The tires normally have around 19/32" of tread when new, so those are at 36%. If you don't run a huge amount of miles or you drive highway you can nurse them along a couple years. A new set of Toyo M/T's will run you around $2k for 35's.
That's what im thinking. I have a set of 33" Goodyear duratracs that only have about 8000 miles on them so im not too worried about having good tires. Im.thinking that the 35s will be my summer tires and once the snow hits ill throw on the duratracs and stock rims for winter.
