Well apparently the paper I stayed up all last night to do is now not due until Thursday according to my professor.
Well 1: I have another class when he scheduled a speaker for so I can't go and 2: We ain't gonna have class
its not 100% out of the question yet, but i dont see us getting into it. the renegotiation offer is unofficially about $50,000 less.
-we found **** and tube in the 3rd floor (unknown for first and second floors)
-the external sumps are illegally pumping into sewers
-3 of 4 flus on the chimney have been capped, and the single open flu being used for the gas boiler is not at all sleeved correctly and is causing serious backdrafting into the basement.
-the 200amp service was horribly and unsafely done. there is a slew of problems within the 3 panels, for example a 30 amp 220v breaker has thin guage 110v wires running through it.
-harry homeowner used interior wiring and enclosures for exterior applications, and we can jiggle wires going into the outlets and make fireworks.
-2 eyebrow windows at the top of the gambrel roof have about 5 different attempts of crappy flashing, all of which are not keeping the water out.
-no flashing on the chimney, at all
-2 layers of roofing, not the advertised recent tear off they were trying to sell me.
-gas heater chimney for the green house terminates INSIDE the garage. i guess thats what we call a heated garage?
-we found the asbestos, which doesnt scare me however was not on the disclosures.
-one fireplace has failing concrete under the hearth, so the bricks are very loose and move a LOT if you step on it, almost like you will fall through.
-the bathroom vents were routed to exhaust INSIDE the CAPPED chimney.
-all "upgraded" 3 pole outlets have open grounds....so they really arent upgraded at all.
-utilities on the outside of the house are not actually attatched, no biggie but another WTF find.
a lot of things i saw instantly today and had missed before probably because today was nice and sunny whereas when we had looked at it the first time it was dark and rainy, and i had already looked at 10 other houses that day. we went up with truck and tools and ladder, and thankfully had a good inspector that was all for us ripping into the house.
just knowing the chimneys were capped could have saved me a lot of time and money, and the house has been in the family since 52, so you know damn well they knew about the non-functioning fireplaces and SHOULD HAVE checked the appropriate box for chimneys and fireplaces on the disclosure sheets.
so i am thinking 50k should be enough to cover the list, or ill move on to the next house (when i find one...slim pickings for what we are looking for )
My wife works at DMV, they have power back. I just checked the outage map, it shows 92% stiil out in Wethersfield. At least our shop in Newington has power.
No power here still, and it doesn't look like they even touched anything yet. The estimated date is sunday at midnight but so is every other town in ct. Back to vermont later I guess...
