Regina and renting a place to live...

Thought I would start a new thread instead of going on with the other one...
I am looking at the leader post classifeds online at places to rent...
the prices seem pretty good, but then I don't know any areas and what they are like in Regina...

what do you guys know about these areas?

1)ROSEMONT, 3 bdrm, 4 appl., $700/month

2)UPLANDS 2 bdrm. duplex for rent available immediately. $695 per mo. + util

3)WINDWOOD HEIGHTS EAST REGINA 2 bedroom, private entrance, fenced yard, 4 appl, unfinished basement, $695includes water&sewer

4)2646 Reynolds, 2+1, util incl, $675

5)825 PASQUA St. Garage. 3 bedroom, finished basement. Great location across from Park. $675 per mo

6)N.W. 3 bdrm duplex, 2 appl., $650/mth ...this is where you live 93pgt isnt it?the N.W.?

7)THOMSON AVE., renovated 3 Bdrm, 4 appl., no pets. No cheques. $650

Thats it for now...that is just the first page out of 46 results when I type in 2+ bedrooms and maximum price of $700 a month...the one with the garage I posted in blue sounds good cuz it has a garage and the one with an unfinished basement sounds cool too...the more storage the better...but a garage would be excellent...but not mandatory

Those places should all be good, the one on Pasqua is close to a major street and also is not to far from the hood but other than that looks good. One of the guys from Regina will chime in and they would know better than I.

ok... sooo

1 is there area I live in, its in the north west of regina, its a really good area, wide range of homes, from old war time houses to brand new houses

2 is a really good area as well, kind of a newer area than rosemont but the variety isnt there, not much for brand new housing... but stay out of the south east corner (12th ave north and broad street north) the basements flood in spring

3 no idea...

4 its a neat area, right by the lake, so you might not enjoy the smell... not sure how good it is, heard lots of bad **** in the park at night... but candy cane park is right there, good for kids during the day

5 this is more than likely a hole

6 yeah i live in the northwest, but its a pretty big "general area" lots of smaller areas in it... could be anywhere??

7 im thinking this would be your best bet... in a good area, east end of regina, right off of east victoria (close to highway and ring road) everything you would ever need is over there

I would agree with 93PGT the east side of Regina is pretty good. Right close to a lot of stores and restaurants.

thanks for the tips guys...I will focus my search on the east of regina for renting in the city...or possibly buying if things work out that way probably expensive to buy in the east hey? in comparison to say the north central area

The east side homes are more expensive to buy than most other area's. The new part of the north west has some very expensive homes too. They are starting to build some houses in the north part of uplands and they are priced high too. The most expensive houses are in Wascana view, so you might want to stay away from that area unless you want to shell out 300K or more!!

my house was 120,000 ... in rosemont area, which is right in the middle, theres houses in rosemont that can sell for 20,000 and up to 280,000

but the east end the cheapest is probably 80,000??

I have been looking on www.mls.ca at whats on there...

120k is a good price for a nice part of town in the city, but I have to build up to something like that.

I have been looking at places 30-35 mins outside of regina...looks like i can get something with an okay garage for $20k or less...its a start
how far is quepelle and that other place you wanna build new on? from regina i mean?

thanks for all the tips and advice i really appreciate it...

Qu'Appelle is about 50klm from Regina, Fort Qu'Appelle is about 75klm. Wasn't sure which one you meant.
Pilot Butte and Emerald Park are only 10 min from the east side of Regina. My job is out at Emerald Park and it's only a 10 min drive for me, but I live on the edge of the city.

Smile

My business is in Balgonie 15 min out and I live in Edenwold 25 min out

If you are handy and looking to make some money on the house I would buy in Quappelle good school still some deals to be had if you want to fix it up there used to be one for about 40K needed basement reinforced ( about 1K if you DIYS ) other than that it was a soild house.

Real estate is on fire here so if you find a deal in the city it probably is too good to be true or in the hood

If you want to build new Well now were talking have I got a deal for you LOL

Still check the one out in Milestone south of Regina. Tow story on double wide lot. Room for a garage and still about 30 or 40 minute drive. That one shows lots of potential and is around 30,000. If the house is no good you can always build on the empty lot and later tear down the other house and still have a good size yard. Gives the kids lots of yard space to play in.

I rechecked the listing it still there. Here is the MLS # 233577 Have a look it is for 20,000 and room to build. Old Character house built in 1905 with fireplace. That place is a steal being a short ways from Regina.

Yeah, and most little towns like that are very flexable when it comes to building codes .

hey Glen...the one in milestone for 20g is sold...I emailed the realtor that has it listed and she said it just sold...yeah the lot was 100x120...thats 4 lots compared to a small city lot it had a new metal roof and new furnace...not brand new but only a few years old...The realtor said she will email me with any fixer uppers that come up she seemed nice...not many realtors even bother to respond...out of about 10 only 3 bothered to respond...not a single realtor wrote me back when I inquired about places in the cheap area right in the city (north central).

I was in contact with a good one in Saskatoon...when i asked about the place in Hanley she sent me some other listings on the outskirts of Stoon...but now that I am going to Regina...you know

Hopefully the one about the place in Milestone can give me some leads when she gets new places to sell Like the one listing the Hanley place did
The one in Milestone was a rental unit with a tenant too...so for me that would mean I either rent for a couple months or stay in a motel for that long...didnt sound too good in that sense...but I liked the garage
