Clutch rod boot

So years ago, I decided to replace the rubber boot that the clutch rod goes through the floorboard. It tore within a week. Now I am thinking about restoring my latest truck, and I wonder what the secret is? Is there some technique for keeping these from tearing apart? I'm going to want to all I can think of to insulate the inside of the cab from engine and transmission noise.

Try and find a NOS one. Bronco Graveyard one I have ripped after a few months....it is from China. Dennis Carpenter is chinese also.

The last one I got that ripped so soon came from a Ford Parts counter. I'm thinking that maybe the rod needs some lubrication on to slide through the rubber boot better?
