Solved. I had a fair amount of gas in the oil. As it was rather diluted that accounts for the low psi. See my post: Gas in Oil -- Yikes!"
I changed the fuel pump, changed the oil and filter and...50 psi running 10w40.
Hopefully all is well. Thanks again everybody.
