I found a property I am interested in.Should I still get my own realtor or go through the realtor that has the property listed?They are obviously going to be biased towards the seller but what advantages/disadvantages are there by getting my own realtor involved?When I bought my current house I went through the realtor that listed the property and had no issues and it worked to my advantage as he took a cut in commission in order to settle a difference in price.
You can deal with that realtor. Getting a 2nd one just diviy's the 5 they get for selling. So you do not need a separate realtor, unless you signed a contract with one to help find you a place and your to deal through him.
The only thing you should have is a lawyer for the paper work.
By dealing with the realtor on the listing he will be in contact with the owners faster than having your realtor talk to their realtor who then talks to them and then the reversal for counter offers or saying yes. Takes a bit longer.
Right now I don't think any realtors are going to give a break on their percentage. The market is too viable right now and they can get others willing to pay their fees.
I was definitely planning on going through a lawyer and getting an inspection done.I was watching one of those "Sell this flippin house" shows and the listing realtor found a buyer and he said about 25% of the time he handles both sides at once.
i preferred having a one agent doing both for me, in my opinion...that way the agent is going to make more money on the deal and they will try and find a happy medium for you as a buyer...if all the realtor was going to get was half of the commision, then they try and keep the acceptable offer up more...but it all depends on the realtor and if they are "rea" people or just suites after cash... what do you think>? is your realtor down to earth and dosnt put on the realtor act? if they mindlessly just do the whole realtor act thing... i would probably hire another realtor... i have never hired a realtor that didnt seem down to earth... the all business ones wont even remeber who you are after a year... just how much they made off of you
but then if you want the house alot... it dont matter much....all you want is the house LOL
BTW...i was only in SK for 3 months...and the realtor I used was great....he was no pressure whatsoever, his wife was a photographer and the pics they took were very professional and they did it fast.... when none of the other realtors even bothered to write me back i started writing to a couple different ones and this guy wrote me back the same day and go me a good deal... I met with the realtor and looked at the place.He seemed very down to earth, I asked a lot of questions and he seemed to answer both the good and the bad honestly so it didn't seem like he was hiding anything and even pointed out a few warts I didn't see.I asked if there was a conflict of interest and he just explained that there were certain things he couldn't discuss with me and other things he couldn't discuss with the seller.I just have to decide now if I want to take the plunge.
i'd sooner have a home stager come through with you to tell you what the home could use. a realtor will push the good points, a stager will tell what needs the most work....jmo
