Other districts would fetch an easy 2-5 million per lot.

Thing is, there are no empty acreage here.

Hows your FICO score?

I'm sitting here in shock, looking at these numbers you people are posting. I'm gonna let this run a bit, check back on it tomorrow and see if anyone else adds there opinion. THEN I'll tell you what the house is worth, right where it sits.

Some you will be looking into moving costs to Rochester, NY...

Some Canadian comparos for you, from places I've had recent RE experience:

Kelowna BC -- maybe about a million without waterfront and four million with waterfront
Langley BC -- I'm guessing $1.5 million plus (what's your opinion bigrigfixer?)
Where I live now (about 100 miles west of you) -- about $300k but for that price you might get another 100 acres with it that you can lease back to a local farmer and pay your taxes and your mortgage with

I understand your shock. It's a west vs east thing and it looks like it's the same on both sides of the border. It's the reason I moved back east and the increase in my standard of living is well worth the cost of moving. Although you can check back with me on that in February, my opinion might have changed with the weather

That's the one big draw in the Bay Area. The weather.

The only snow here is on a little mirror next to a rolled up twenty.

your place in the Manassas area would be at least 800k. Taxes range in this area as you have 2 indepent cities located in the county here. I know manassas park tax rate is 1.28 per 100 dollars and the county i think is just under 1.00 per 100, city of manassas is between the 2 but closer to the county.

I know my taxes were around 3500 last time.

Yeah. About 1.5 to start. Probably closer to 2.5. Mostly being bought up by Hollywood types. Don't quote me, but I've heard Will Smith has a huge log house on a huge acreage in Langley. Goldie Hawn and Kurt Russell supposedly have an ocean view in Crescent Beach.

MY GOODNESS LOOK AT THOSE NUMBERS!!!!!!!! Around here a very very nice lot 1 acre on beautiful wooded land with hills costs about 25k and a 2500 square foot house is about 140k, so for 165k you could be living it up for your money, thank god I dont live in such a high living expense area.

I bought my home in 2000 for 35k, added on 800 square feet and remodled it totally and now its worth 80k.

ah the good life.........
now if only we could do something about my paycheck.....lol

Jeff, that house / land would run 350-450 Here (nw burbs of chicago)


My wife and I just bout a 1000 ft ranch w basement 2 car garage , sorta a fixer upper for 189k.


My best frreind, who works for a custom home builder just bought a 750k house / land, only to tear it down and build a 3 million dollar house.

House alone on a 7000sq ft building lot $350k. The pool would only add about 5k and up here would probably not really be a selling feature unless it is covered. Add the 3 acres and being that close to town would add anoth 1-3 million.

Say 1.5 mill for the whole deal and that would be a good ball park figure. Taxes would run about $15k.

I was thinking the same thing about the pool. We have friends that bought a pretty good-sized shack out in the Stafford area, about 10 miles south of us. 6,000 sq/ft home on 2 acres ($2.5 mil, as I recall). They filled in the in-ground pool and turned it into a tennis court.

Intel money that had the foresight to bail before the stock price headed south- go figure. He's a schooltecher.

My wife would love a pool and has been after me for years to put one in, she is an advide swimmer. Maybe the next house but that house will be someplace that is a little drier.

3 acres here....probably 40-50 mil.

Taxes....450,000-550,000/year.

And as your agent...........
