I have some close friends that have asked me to help them sell a timeshare. They actually asked me to list it on Ebay because they know I have sold big ticket items that way. This is a "deeded" ownership and I was just wondering if anybody has ever sold anything like this, and if they have, do they have any better ideas? I searched the Ebay listings and found examples of both selling outright, and selling certain time periods for this vacation area. Any thoughts on marketing this property??
I am a timeshare owner and from what I understand, timeshare ownership - like you mentioned - is a deeded piece of real property. Someone has to draw up a quitclaim and record the transaction at the county courthouse or wherever. It would also have to be notarized. You would also have to get the new owners into the timeshare management system.
I have always wondered how people sell timeshares on ebay and the like. I would probably tend to avoid it except for maybe finding a potential buyer. Probably best to either use a real estate professional handle the actual transaction or let the resort sell it for them. Either way means money off the sale price (commission) but would more than likely make a smoother process.
Just my opinion of course. I have never sold any of my timeshare. Good luck.
I don't think it's that big of a deal. It's filed in the courthouse as any deed is. My folks deeded their timeshare to me and the process was painless. I've watched the listings on ebay also and I wouldn't be afraid to list there. Using a real estate professional (or any other time-share professional) is a great way to spend more money on the transaction IMHO. There are several sites that cater to timeshare owners, usually for a couple hundred dollars they'll list it and that's about it.
Guys, thanks for the replies. Actually what I'm inquiring about are alternative sources for selling the property. I'm pretty well up on the mechanics of the sale, what I'm looking for is the best way to sell it. They own a 1/8 interest in a 3 bedroom, 2 bath condo in Osage Beach, MO. That means they get 6 weeks per year. From my understanding they have been trying for some time to sell it. I was just wondering what experiences others might have had with similar properties??? I don't know how helpful the resort is because I'm not sure they don't have other units still unsold to market. I have been checking out some of the internet sites that advertise Timeshare selling/renting, but I'd like to here some personal experiences if there are any.
