I checked to see what the rates are for county this year and it appears to be $7.90 per thousand at 100% valuation. This does not include school or village taxes.
The town that my wife is the assessor for is at 90% valuation, which shifts more tax on the property owners because they are not being assessed at 100% value. What does this all mean??? Those residents are paying $8.57 per thousand instead of the $7.90. There is a different county rate if your property is in a village just to add to the confusion.

Most of the issues with the comps end up being problems with the inventory. Wrong square footage, number of bedrooms, number of bathrooms, etc. If your square footage is high, it is using comps that have high square footage and that will inflate the value of your place.

When youngest son bought his 1st house a few years ago. The assessor still had on the property an attached double-wide (gone before he bought the property) Took a copy of the bank's appraisal to her and it did get a reduction of about $45000. This same assessor said that the appraisal "is just one person's opinion"

The only things I've done to the house here since 1975 was added a back porch. longer driveway and new double pane windows. Oh yeah, half finished the basement. All but the windows were done 30 years ago !

We had one idiot here in town that was so disappointed and that his assessment was too low so complained to have it raised...lol

No he's still living there but he was too stupid to realize it was for taxation purposes and thinking more on rel-estate values. He's the type of clown you hope his taxes were raised more than they should have been...lol

Pat...I see the Chiefs took a big step towards solving one of their major issues...D/C Bob Sutton is in the unemployment line this morning. With 2 edge rushers like Houston and Ford...Jones in the middle...Brady's uniform didn't even need to be laundered after the game.
