20x9.. Help needed

Hi all,

So I've been looking at upgrading the rims and tires on my truck. Its an 04 F-250 (NOT 4x4) which currently has the stock 16" rims.

I narrowed down the rim and tire combo I would like but having a tough time deciding offset. The truck will have a 2" leveling kit added for extra clearance but I'm concerned about rubbing with 35's.

Here are my options.

Rim: 20x9
offset: -12 or +12
Tires: Mastercraft MXT 33x12.50x20 or 35x12.50x20

Anyone running a similar set up? Any help/input/opinions would be greatly appreciated.

Thank you!
