Garage/ Shop Idea

Hello all, I am moving soon and will be constructing a new shop at a new location, I've priced 30X64X12 buildings in all material config's, and I'm suprised that a shop with all four 12' poured concrete walls with a metal roof is comparitivly priced, I'm leaning this direction, anyone have any cons they can think of other than permant design? I'm wondering if the winter/spring season in Indiana will create any condensation problems, I'm thinking not as long as its closed up right, 2 walls will be earth backfilled to 6', the walls will have re-bar and be 10" thick, one walk in door and one roll up door, I am desiring high security and durablilty, low maintence. any feed back appriciated....thanks

Sounds like a condensation factory to me. All it takes is opening the door on a warm, humid day after a cold night (happens often enough) or vice-versa. I've seen metal-roofed buildings essentially rain inside from condensation on the underside of the roof.

You'll also want to drain around the building where the walls are below grade, as well as insulate below grade (could be a code requirement depending on location).

the roof will be insulated, so hopefully no rain(plastic vapor barrier), and the door will be shut most of the time, I thought that would help hold the cold temp in longer during spring warm up and avoid the quick warm up and reduce condensation, did you have experience with it with bad condensation?

my only question is why only 12' walls? my shop has 16' walls and if I ever did it again they would be a minimum of 18' if not 20' tall. my doors are 14' and on some motor homes I am close to the roof ac unit going in. also my mezzanine over my office has limited head space.

sump pump and weeping tile around the footing
ceiling fans to push warm air down away from the roof
dehumidifier
waterproof below grade foundation walls with tar and delta membrane
