Sadly there are a few "reality impaired" individuals or dealers who think the listed attributes justify that sort of pricing.
Sad part is while its a nice van being priced to a much newer version. I don't quite get the claimed "certified pre-owned"; by whom, what does that mean exactly? Because its a private seller so much of what's listed would be or should be highly subject to personal and rather extensive checking over.

You know how "Dealer" can come up with all kinds of "claims"

Ford E Series Van E350 | eBay
This would make one great service van for someone in the auto glass business, would be able to handle the 4 foot snow banks to get to the job.

Glass guys---good ones anyway---need at least 90" clear continuous space to store or carry some windshields, those that are about 84" wide.
Nice truck in this link but the deck height would be a killer getting things into it----one could just fall out to exit.

As far as getting in and out of the van, you do what I did for my cube van, make a fold down step for the 20+ times I go in and out of the van for something each day

I'm a wheelchair user and drive an adapted van; fortunately I only need the basics: lift, 6 way seat base that I can transfer to and hand controls. That van is fitted with some big money electronics, in addition to the lowered floor and raised door opening. I'd be willing to bet that that van cost around 80k all said and done. But the majority of van handicap conversions are funded by state resources such as Vocational Rehabilation Services. Typically, you buy the van (new, or nearly) and all the adaptions get funded. That all said, I doubt they'll get anything near what they're asking.
