Thx Gerry. My garage needs redoing, and I want to make sure the loft space stays. Just not sure whether to use trusses or stick frame it. Nice thing about trusses is no beam down the middle of the garage.

Thats right Chad, I wanted a clear span, I love it now
trusses cost me 6500. for a 22 ft span by 44 foot long garage
we had the trusses up in one day so it saves a lot of time also (with the zoom boom)

2x4 or 2x6 exterior walls? Mine is currently 2x4 walls, with brick exterior. Not sure if they are on 16" centers, but they probably are based on the construction of the house. Everything is 1928 vintage. Would like to keep the garage looking original if possible, but it's not very big. Maybe just stretch it 20 feet to the rear. I really need to talk to building inspector about possibilities, because the neighbour's garage is only 3 feet away.

Chad my new walls are all 2x6, I tore the 50 yr old 2x4 on 24 centers down completely,
same as you I couldn't go any wider but I stretched out the back to the property line,
44 foot hot water heated slab poured over top the whole surface,
then all new construction & 200A electric......
the front of the garage will be brick to match the house....... plus many extras

Garage is looking GREAT Gerry!! Nice planning to. Well thought out. Luv the loft idea. My old legs don't like too much stair climbing so a loft was not in the plans for my "Man cave" lol. Can't wait for the move in pics. Going out a friends trailer this afternoon for some relaxation and a few wobbly pops. Probably gonna stay the night tho. Y'all take it easy this LONG weekend and play safe.

Morning all.
When we built a friends' house we installed in floor heat in the basement. Really worked well and helped heat the upstairs.
Ger, that block on top of the floor is a big plus, esp. if washing a car inside.
