Looks like you've had to remove some floor joist up in that corner. Water damaged, or just good 'ol SoCal termite food?

I'm guessing the portion of the room shown here is what was added on at one point. Interesting spacings on the joists.

That joist was already cut, and there was a hole patched up in the corner. I think it had something to do with tying the building to the new foundation when it was moved. They didn't properly tie in that short joist, so I'm going to do that, and the patch job they did in the closet wasn't good enough for hardwood flooring anyway. The other subfloor planks I took up because they had big knots or splits, and in one case just because it was 7/8" thick instead of 3/4" like the others. I will be replacing a few others too that are marked, but I haven't pulled them yet.

I did find some termite damage in the sheathing that I removed, but for some reason they didn't gnaw into the planking. Then I found a few live ones in that back corner, that I think were just in some softwood flooring in the closet. I sprayed some off the shelf stuff in there, but I'm going to have to have a pro come in.

Not sure what you mean about the spacing. They are 16"OC 2 x 8. That section of the room is only 8 x 10' plus the closet.
